1. Service

Section 8 Alerts (section8open.com) is operated by Keenvo Tech OÜ, registered in Estonia (17457927), Harju maakond, Tallinn, Kesklinna linnaosa, Järvevana tee 9, 11314 ("we", "us"). Advertising, traffic acquisition, and monetization services are provided by ActiveView OÜ, registered in Estonia (16639782), Kotkapoja tn 2a-10, Tallinn 10615, Harju, Estonia. By using Section 8 Alerts you agree to these terms.

Section 8 Alerts helps you check Section 8 / Housing Choice Voucher eligibility, find Public Housing Authorities, prepare application documents, and receive alerts when waitlists open. Waitlist information is collected from public PHA sources and may lag or contain errors; always confirm directly with the housing authority before acting.

2. Accounts

You are responsible for keeping your sign-in credentials secure and for activity under your account. You must be 18 or older to use Section 8 Alerts.

3. Plans and billing

The Free tier includes the eligibility checker, PHA finder, and document checklist. Paid plans (Alerts $2.99/mo, Premium $4.99/mo) unlock waitlist alerts and tracking features and auto-renew until canceled. A one-time Lifetime purchase ($19) unlocks all features permanently with no recurring charge. Cancel subscriptions any time from your account page or the Stripe billing portal.

4. Refunds

Payments are non-refundable after activation. Contact support for billing issues; we review them case by case.

5. Acceptable use

Do not abuse the service or use it to scrape, resell, or automate access. We may suspend accounts that violate these terms.

6. Disclaimer

Section 8 Alerts is an independent information service. We are not affiliated with, endorsed by, or operated by HUD, any Public Housing Authority, or any government agency. We do not provide legal advice, and using this service does not submit a housing application or guarantee placement on any waitlist.

7. Limitation of liability

To the maximum extent permitted by law, Section 8 Alerts and its operators are not liable for indirect or consequential damages arising from use of the service, including decisions made based on information shown in the app.

8. Termination

You may delete your account at any time. We may suspend or terminate accounts that violate these terms or attempt to defraud us or our partners.

9. Changes to these terms

We may update these terms from time to time and will post the updated version here with a new "Last updated" date. Continued use of Section 8 Alerts after changes constitutes acceptance.

10. Governing law and jurisdiction

These terms, and any dispute or claim arising out of or relating to them or to the use of Section 8 Alerts, are governed by the laws of the Republic of Estonia, without regard to its conflict-of-law rules. Any dispute that cannot be resolved amicably shall be submitted to the exclusive jurisdiction of the courts of Harju County, Tallinn, Estonia. If you are a consumer, this clause does not deprive you of the protection of mandatory consumer-protection provisions, or of the right to bring proceedings in the courts, of your country of residence.
